You built a business. That should count.
Bank statement loans, P&L programs, and 1099 options for owners the big banks don’t understand.
Good accountants minimize taxable income. Bank underwriters penalize exactly that. We work with lenders who read a business the way an owner does, using bank statements, P&Ls, or 1099s instead of tax returns that undersell what you actually earn.
Bank statement loans
Twelve to twenty four months of business or personal bank statements establish your income from actual deposits. Your tax strategy stays intact; your buying power reflects your real cash flow.
P&L and 1099 programs
Some lenders qualify you on a CPA prepared profit and loss statement or on 1099 income alone. These fit contractors, consultants, and owners with clean books but complex returns.
We package the file so it closes
Self employed files fail on presentation more than on substance. We know what each underwriter needs to see, and we build the file that way from day one, not after three rounds of conditions.
Built for
- Business owners with 2+ years self employed
- Contractors and 1099 earners
- Owners with strong revenue but low taxable income
- Gig economy professionals with steady deposits
No credit pull for your initial consultation
Fair questions, straight answers
Most programs look for two years of self employment history, though some accept one year with a prior history in the same field. Bring your story, the answer is more flexible than banks suggest.
Bank statement and other Non QM programs typically price somewhat above conventional loans, that is the trade for flexible documentation. We always check whether you qualify conventionally first, and show you both prices.
Either can work. Business statements typically use an expense factor; personal statements count qualifying deposits. We run both and use whichever qualifies you higher.
The best rate you will find is the one the market fights for.
